The glorious open plan living space flows through the ground floor, comprising a well fitted kitchen with central island, dining area and cosy lounge space with deep cushioned corner sofas and French doors leading to the outside terrace. There’s a handy cloakroom with hand basin and WC of the hallway.

Three bedrooms with views across the open countryside towards the fells beyond are all uniquely presented with an individual theme, sumptuous furnishings and exquisite décor to ensure a restful sleep, each room blessed with a fully tiled en-suite shower or bathroom.

    We had a wonderful stay in the small house, although not so small. The views were amazing even from our bathroom window. It was so nice to come back after a day out to such a warm cosy cottage. It is a very stylish well thought out property, spotlessly clean. The beds were so comfy and it is so quiet and peaceful. Nice touch a couple of bottles of wine we’re waiting on our arrival. Wish we could have stayed longer. Even if the weather is bad it is so nice to sit and relax and enjoy the views. Many thanks to the owner allowing us to change our booking at the last minute due to unforeseen circumstances. Look forward to our next visit in the future.

    One of the best stays we’ve ever had! The accommodation was tastefully decorated throughout, with a lovely open plan living area & beautiful spacious bedrooms. The location was absolutely idyllic, with the most stunning views. Communication with the host was superb & the check in was a smooth process.     We loved The Small House, which was anything but small! It’s incredibly comfortable and has a real boutique hotel feel to it. It’s in a fab location too. I would highly recommend this property.

    We had the most incredible stay in the Small House. The interior was fantastic – beautifully furnished with all the appliances/ utensils you might need. The service from booking right through to the actual stay was excellent. When we had an issue with a blind, it was sorted out within an couple of hours. The views were incredible. The location was really quiet, but really close to Windermere and other local walking spots. I didn’t want to leave, and I will be back.

    Superb location. You could walk into Windermere easily and also find some good walks straight from the door. Fabulous views The decor and facilities are excellent and tastefully done. Beds extremely comfy. Loved the toiletries so much we went & found Pure Lakes in Staveley to buy some Good response from maintenance team to fix minor problem. Parking plentiful plus electric car charging point was areal bonus. 100% recommend The Small House

    We had a fabulous family holiday in The Small House. As a family of 6 with 4 older children (15, 15, 17 and 22), the space suited us perfectly. Two siblings shared a twin room, two sisters had a double room and my partner and I had a fabulous large double room with stunning views of the surrounding countryside – even from our bathroom. All rooms are ensuite so everyone had enough privacy and their own space.

    Being slightly disorganised I left booking restaurants to the last minute which was somewhat of a mistake given we arrived at the start of a very sunny and busy week and popular restaurants had limited availability. As a consequence we ended up staying in and cooking most nights which I hadn’t intended to do, but the kitchen was very well equipped (I particularly loved the fact the oven was the same as mine at home so I didn’t have to read the guide book!) and the spacious open plan living space was perfect for cooking and socialising with everyone.In fact the living space was so lovely we actually really enjoyed staying in. I arranged a supermarket delivery and there was plenty of space across the two fridges and cupboards to store everything we needed for the week. We did take advantage of a couple of the recommended takeaway/delivery places – the Chinese and Fish and Chips restaurants were great.

    Each bedroom and ensuite was furnished and decorated to the standard of a 5* hotel. Powerful showers, hot enough water (I can’t bear lukewarm) and heated towel rails. Everyone commented on how comfortable the beds and pillows were and how well they slept and all of the bedlinen and towels were fantastic quality. All the bathrooms were stocked with hand wash and hand lotion, and shampoo, conditioner and shower gel in the shower, and the fluffy bathrobes and slippers were a lovely touch. My step-daughter loved the (local Lakeland ) brand of bathroom products so much she went out and bought some to take home.

    The views are honestly indescribable – you really need to stay there and see for yourself. Even the hard to please teenagers thought the place was “SO instagrammable” – the ultimate teen compliment…The outside garden space is fantastic and I really enjoyed having a morning coffee in the sunshine before the children woke up.The property sits within 5 acres of gardens and it’s lovely to have a wander around after dinner. Picnic spots are dotted around the gardens if you want to stay home during the day and venture away from the house. The Big House next door was clearly occupied and we exchanged pleasantries with our neighbours a couple of times but we heard no noise whatsoever during our stay – other than sheep in the morning which was fabulous!

    I hadn’t really researched where the property was before booking (disorganisation again!) but it was less than 10 mins in the car to Windermere which we walked to one day in less than half an hour. It really is fabulously located to explore all of the Lake District whilst being a beautiful little oasis of calm and quiet and stunning views.

    The house was stocked with board games (lovely wooden chess and backgammon sets) and we particularly enjoyed playing The Lake District version of monopoly and Cluedo after dinner. The house has everything you could possibly need. I hate washing on holiday but my stepson had a favourite hoodie that had to be washed so the washing machine and tumble dryer came in handy. My perfectionist partner enjoyed using the hoover every night after dinner (who does that?!) to keep the place neat and tidy and there was an ironing board and iron if domesticity on holiday is your thing!

    The owners have honestly thought of everything. You can see that renovating these properties have really been a labour of love. The property was stocked with all the information you need – from recommended walks, recommended high end dining through to takeaways. They also have recommendations for local chefs if you want to have a special dinner at home.

    We will definitely be back – probably minus kids so that we can enjoy more walking. The team at Lakeland Retreats were super helpful – they phoned ahead of us arriving a couple of times and were very responsive to all questions when we booked.

    We loved the small house! Firstly the Heaning estate is conveniently located just outside of Windermere amongst some other properties which had a village like feel. The views are just beautiful. The property itself was incredibly stylish, spotlessly clean & superbly appointed. Everything was of top quality! Michelle and her team were on hand to answer any query promptly & professionally yet in a friendly manner! I will definitely be back to the Small House & Lakeland Retreats in the future. We couldn’t have wished for a better stay!

    Spent a fabulous week here with friends. The estate and grounds are simply beautiful and the house itself is done to a very high standard. The open plan ground floor is modern yet cosy and we felt at home instantly. The bedrooms and bathrooms are luxurious. Views from every window are stunning. A perfect relaxing retreat with walks on the doorstep and Windermere a short drive away. I can’t recommend this place enough

    Stayed as a group of 6 and it was absolutely heavenly. The photo’s don’t do the interior or exterior justice. Everything is new and very stylish. There’s also a large garden area with a great wooden table and the view is incredible. Short drive or £10 to Windermere, great location for some peace and quiet while having the town close enough for quick trips. We will be returning!
