RELAXING RIVERSIDE RETREAT FOR TWO

Situated right on the banks of the River Rothay and a mere 5 minutes level walk from the village centre, Overbeck makes for a superb bolthole for a couple, whatever time of year you choose to visit Ambleside. The sight and sound of water is so soothing and this stretch of the Rothay is home to an abundance of wildlife; herons, ducks and even an otter.

Those water babies among you will enjoy getting into the river from the door and paddling your kayak or paddleboard down to the Lake whilst anglers will please pleased to know that this stretch of water is outside of WADAA control and although an Environmental Agency rod licence is required between the season, 15th March to 30th September, no additional fishing licence is required. Perhaps you’ll catch your own supper!

Overbeck sits proudly at the end of three properties under the same ownership, all sharing in a delightful lawned picnic area at the water’s edge. Accessed via a footbridge from the parking area, Overbeck’s windows face towards the river, the dining table providing a front row seat! The sofas are strategically placed in front of the electric stove and a neat but perfectly functional kitchen will ensure you can properly self cater if you so wish.

The spacious bedroom on the first floor has a superking size bed to ensure a good night’s rest and plenty of room for a cot if you’re bringing your little one with you. There’s a powerful shower over a deep pea shaped bath in the en-suite. Overbeck is pet free.  Secure storage is available for sports equipment if required and there’s private, off road parking for two cars.

    The Lakeland Retreats teams provide an exceptional service, offering superbly presented accommodation in the heart of the Lake District. The team are always on hand but rarely needed as they strive to ensure everything is ready for your arrival. We are regulars, booking our holiday with this team and have the confidence to book for next year before finishing this trip. The cottage is perfectly located on the edge of Ambleside and provides unrestricted access to every activity you could possibly need here. From cycling around the lake or paddle boarding from the cottage gardens. A short but adventurous drive over the Hardnott Pass and we were ready to conquer Helvelyn via Stridding and Swirral Edges. Then just spending time watching nature and the local wildlife in the beautifully presented gardens. I can’t rate this company highly enough. Thank you for providing our dream location in the Lake District.

    Our first stay at Overbeck Cottage and we’ve really enjoyed it. We’ve loved watching the birds visiting the feeder outside the window and those on the river. The property is ideally placed for making the most of the local walks without needed to us the car. We’re already looking forward to a return visit.

    Love the refurbishment. A real home away from home. We have stayed here or in Riverside Lodge several times over the years and will be back again. Saw a lot of Elvis the heron as well as the other wonderful birdlife.

    We have been to Overbeck Cottage for many enjoyable stays and miss the personal touch of the original owner. We have often stayed there for fortnightly visits and it has been our haven of relaxation. BUT!! The last few years have seen the property becoming tired and unkept. Outside areas are scruffy (what would it take to have a sweep, paint the rusty metal barriers and have a few pots of flowers.?) and although we find the view from the Juliette balcony very pretty, this doesn’t compensate generally for the original 4 star rating of earlier years. It’s deteriorated! Our last visit saw curtains hanging off the rails, carpets stained and an under-sink cupboard that was full of mildew and put us off cooking with the pans inside. Very sad, as we would have made several bookings for the future. We have booked another cottage for next year!

      We’ve tried to contact you this morning following receipt of your review for Overbeck Cottage in Ambleside as we wanted to talk to you directly about your findings and comments. It is fair to say that the planned refurbishment of the property has been hindered several times over the last 18 months, not only due to COVID but also due to the site being flooded, the most recent time in November following Storm Arwen. The owner’s plans to have new bathrooms and kitchens fitted had to take a back seat as during lockdown, local contractors were inundated with work to be carried out at empty properties and the schedule for Overbeck, Middlebeck and Riverside Lodge was massively delayed.
      We have blocked all three cottages off for the next 8 weeks for a major plan of works to be carried out to include new kitchens, bathrooms and carpets throughout and once that’s completed, new soft furnishings and new accessories to include kitchen equipment will be provided.
      We’d dearly love for you to experience the new look Overbeck at some point in the future when time will allow for you to do so. If you’d care to contact me directly with some suitable dates for 2023, I’d be delighted to make the arrangements for you.

    • Hi Yvonne. Further to our last and most recent exchange, we’re pleased to confirm that the renovations at Overbeck Cottage are now complete. These works encompass a complete remodeling and refit of the kitchen, new flooring and carpets throughout, the installation of a wood burning stove, redecoration throughout and other general maintenance.     We had a very nice stay in the flat, hiking all around the lake district. The flat is very well placed in the middle of Ambleside, close to the shops and pubs, but also minutes away from numerous walks one could do in the outdoors. The main feature of the flat is a huge window in the living room with an amazing view.

    Such a great location, so nice to be overlooking the river yet such a short walk into town. The cottage has everything you need and is really clean & well maintained. Definitely recommend
