The Farmhouse is an outstanding, period property that has undergone a total transformation in recent times to provide high quality, stylish accommodation while successfully retaining its wealth of original Lakeland character and charm. Located at the end of a rough track that passes through a working farm, this beautiful, detached home offers peace, tranquillity and glorious views in every direction; the spacious, open-plan and very social living area lends itself perfectly to special gatherings of family and friends, somewhere everyone can join in the cooking and the conversation and spend precious time together. Enveloped by glorious countryside, walkers, cyclists and lovers of the great outdoors will revel in the ability to head off right from the door, safe in the knowledge that after a day full of adventure, they have a warm, comfortable base with superb facilities to return to.

The pretty village of Hawkshead can be reached in less than 2 miles where you’ll find an eclectic mix of tea rooms, galleries and traditional Inns dotted around the cobbled square whilst the busier town of Ambleside, 4 miles away, offers a greater selection of shopping and eateries. Two of our favourite ‘must dos’ whilst here are a visit to Hill Top, the former 17th century home of Beatrix Potter and to tick off the gentle, circular walk around the popular beauty spot of Tarn Hows, the finish line only considered crossed once you’ve enjoyed a thirst-quenching pint at either The Drunken Duck Inn or The Outgate Inn, both within striking distance of The Farmhouse.

Original Character Married With Superb Styling To Offer A Beautiful Lake District Home from Home

From the car park, walk down the well-lit path through the sloping garden and to the slate entrance porch at the front of The Farmhouse. The enormous, open plan living space has solid floors throughout, the complimenting furnishings and décor of a modern twist on a cottage style to compliment the exposed beams and age of the house. The living area has plenty of seating for everyone to relax around the wood burner and watch a movie together whilst the bespoke kitchen and dining facilities provide superb facilities for preparing and creating even the most gourmet of dinners.

The majority of the first floor is awash with exposed beams and trusses, the stairs leading to the landing where you’ll bear left to a large beamed twin bedroom with picture window seat, with a double and single bed, to be used as a double or twin in the hope of meeting your sleeping requirements. The house bathroom sits opposite with exposed trusses and beams; a powerful shower sits over the bath with a separate basin and WC. The second bedroom has a beautiful bay window, vaulted ceiling, exposed beams and a solid wood bed with matching furniture. The master bedroom is king-size, again with exposed beams and a high vaulted ceiling and is blessed with a wonderful window seat from where to perch and take in the countryside views; the en-suite bathroom is adjacent with a shower over the bath, basin and WC. Beyond here is the connected laundry where you’ll find a washing machine and tumble drier. To the right of the landing is the superb fourth bedroom suite with a king-size bed, seating area, feature wood-burning stove and patio doors leading out to the garden.

Outside, the well-tended gardens are a mix of sloping lawn and patio with furniture provided. There’s also a secure shed with second freezer and space for storing your bikes – access details in the house book.

N.B. The Farmhouse sits in a rural hamlet and is accessed via an unmetalled, bumpy track which is very steep in places with no street lighting and we feel it is only suitable for 4×4 vehicles.

    My friends and I had a wonderful long weekend at The Farmhouse. A beautiful home, and a beautiful location, and we would all definitely be back again. Food at the Drunken Duck is a must.

    A lovely house that was clean and well furnished, the kitchen had every pot and utensil you could need and all in great condition. The beds were super comfy too! The slope down from the car park is steep for people who are a bit older/ wobbly so Definitely something to bear in mind if you’re travelling with people with mobility issues. Otherwise the most lovely house in a great location will definitely book again! Thank you!

    Stunning and spacious, yet cosy, cottage in a perfect location. The cottage had everything we needed and was a joy stay in. Off the beaten track but also the perfect base from which to visit other areas of the Lake District. Bowness-onWindermere, Windermere, Ambleside, Coniston, Hawkshead and Grizedale Forest were all a short drive away. We had a wonderful stay and would love to return.

    Me and my family stayed here for 1 week for a 60th birthday surprise for my father. This cottage was perfect for everything we needed. It was spacious and cosy at the same time. There was 6 adults, a baby and a dog and it suited us perfectly. The location was pretty central to everything we wanted to explore, was able to see everything we wanted to within the week with a short drive away longest drive was 40minutes which was thirlmere, everything else was about 15-20 minute drives away. Even though the description states the road going to the cottage is bumpy we did not expect it to be as bad as it was. My father drove a Mercedes CLA which is a low car and we had trouble getting up and down but we took our time and managed it. But we were made aware of this before hand. My sister drove a 4×4 and she was absolutely fine going up and down. The cottage has all the appliances you can think of to live comfortably for the week, we were able to cook big family meals with ease. There are a selection of family board games which was such a lovely touch. If you’re bringing a dog be aware they like you to keep them on the lead at all times whilst in the garden as I don’t believe it’s fully secure and there is lots of wildlife around. Throughly enjoyed our stay and would recommend to anyone. Thank you.

    Beautiful property with a lovely garden. Exactly as described in the listing (although the pictures don’t fully do it justice!). 15 min drive from Windemere/Conniston, but some lovely local walks from right outside the driveway.

    Had a great time. Drive way is hard to get normal cars up but that is stated in the description. Beds could be comfier. Had a great time though, cottage was very nice.

    This is a great property to stay, very close to Ambleside (10 min drive) with a lovely pub a walk away which is called outgate inn. Everything was a short drive away which is great. The table tennis was a great hit as were the number of board games that were available at the house. It was very clean and well spacious with nice outdoor space, we would definitely book again the only thing to be mindful of is driving to the property can be quite steep on a rocky path therefore if you have a lower car just be mindful, 4 by 4s will have no issues.

    We had such a great holiday made even better by this beautiful house. We loved the rural location but it’s still very close to both Windermere and Coniston Lakes. The house was clean, cozy and had everything we needed. Communication with the hosts was great. I would definitely recommend this as a place to stay. We were a group of 6.

    Lovely property with everything you need and plenty of space for larger parties. You really get that luxury farmhouse feel from your stay. The lane up to the property isn’t the best but we managed ok in our BMW taking it slowly. A short drive from Ambleside and surrounding areas but perfect for getting away from the crowds.

    We stayed for a lovely week in outgate. Lots of things to explore out and about. The cottage is a stones throw away from Hawkshead village where we found a lovely tea shop. The cottage was perfect for what we needed super comfy beds and well equipped kitchen. The children enjoyed late nights playing the board games provided. We had one power cut during our stay due to the storms but it was back on when we came back in the evening. The Aga in the lounge was very handy as a back up option. Very much advise 4×4 vehicles to access this property. The track leading to the cottage is very rutted and steep. But all in all we had a fabulous week!!

    A beautiful well equipped and located property. It was an absolute pleasure to stay here even with the powercuts caused by a storm overnight. The log burning stove was a real life saver during 14 hours of no power. An ideal place to stay regardless of weather or circumstances

    We enjoyed a fantastic few days staying here and we couldn’t believe our luck in finding such an amazing property in a stunning location. The property is immaculate and impeccably clean. The rooms were massive and the property was well equipped, as we cooked all meals at the property. It was also very warm (we only needed to light the log stoves on one night for a couple of hours). Also the large dining table is a fantastic space for playing board and card games on! We had no issues accessing the property and neither of us doing the driving had 4x4s (we arrived in Skoda Octavia and Alfa Guilia). Access is fine, as you as you take it steady along the drive to the property.

    This is a stunning house, in a beautiful location. So quiet! It’s only 10 mins away from both Ambleside or Coniston though, so still close to shops and restaurants etc. The house has pretty much everything you could need for your stay. Get it booked, you will not be disappointed.

    Beautiful house, but v v steep and bumpy driveway to the parking area, really need a 4 x 4. amazing log burner in the sitting room meant cozy evenings in this well equipped, lovely comfortable house, ideal for the whole family.

    Wonderful house in a wonderful location. Walk trails straight from the front door which was a great surprise. The road to the house has multiple potholes as well as a steep final ascent so I’d recommend leaving the sports car at home .

    We were the first guests to stay at the Farmhouse and felt very lucky. It is stylishly furnished and wasn’t lacking for anything. The house is in a beautiful rural position, sits in very pretty gardens, with a beautiful terrace just off the kitchen/diner for outside dining (if you are lucky with the weather). The kitchen is well equipped, has sharp knives, plenty of crockery and cutlery, scales, a quooker type hot water tap and lots of fridge space. There is an amazing wood burner/range in the sitting room, two sofas and a couple of armchairs. The dining table would sit 10-12 comfortably. The bedrooms have very comfortable beds; pillows are on the soft side. There are 4 double beds and a single was put up for us. There are 2 bathrooms, 1 of which is en suite but no downstairs loo. All of us agreed that we would like to return to the property.
